Highlights
Recently developed neighborhood retail center expands retail district in the Village of Riverwoods.
This 30,300 square foot retail center includes Panera Bread, Baja Fresh, Quizno’s, Chase Bank, Nextel, UPS, Roly Poly and other retail and service uses which cater to the large daytime office population and an underserved residential base.
Challenges
The property was located in the flood plain fringe of the DesPlaines watershed, with a small wetland area.
Owners in the adjacent residential subdivision of “top bracket” homes had concerns about the loss of trees that buffered homes from busy Milwaukee Avenue. A compromise solution was achieved that satisified all who were concerned.
Access to the property was originally limited to Waukegan Avenue. Reciprocal access was arranged through an adjacent retail center to the Deerfield Road and Milwaukee Avenue traffic signal.
